The site is located within metropolitan open land along the Thames Path to the West of Richmond Lock and the junction with Ranelagh Drive.

The Thames Path runs directly in front of the site and is narrow and constrained between the River, the Boathouse building and site walls. The building itself was constructed inexpensively and has aged poorly as a consequence requiring complete redevelopment. The existing building has a large ground floor roof terrace which directly responds to the line of MOL and this format is carried forward with the redevelopment proposals.
